Financing a strata office or shop at One Sophia is a commercial property loan, set by each bank against the borrower and the intended use of the unit. This page outlines how banks approach it.
Loan-to-Value for One Sophia
There is no fixed regulatory loan-to-value ceiling for commercial property; each bank sets its own limit, and it follows the use of the unit. Owner-occupiers, buying for a business that will operate from the premises, are generally treated most favourably, because the bank is lending against an operating business that will occupy and maintain the space.
| Situation | Indicative loan-to-value |
|---|---|
| Owner-occupied by the purchasing business | up to about 90% |
| Investment, leased to a tenant | up to about 80% |
Indicative ranges only; confirm with your bank. Each bank assesses the borrower, the unit and the purpose.
Who Can Borrow for One Sophia
Individuals, sole proprietors and companies can all finance a strata office or shop. For an individual borrower, including one setting up a company solely to buy, the bank assesses personal income and existing debt obligations under the MAS rules for property loans. A company is assessed on its financial statements and track record instead.
Loan tenures are commonly up to 25 to 30 years. With a fresh 99-year lease from December 2023, the remaining lease at One Sophia comfortably supports a full-length loan. CPF savings cannot be used; funding comes from cash and the bank loan.
How the Loan Is Drawn at One Sophia
Because One Sophia is under construction, the bank disburses progressively. At 80% loan-to-value the first 20% of the price, due across the eight-week S&P period, is paid from the buyer’s own funds, and the bank then funds each construction instalment as it falls due. At 90%, the bank also draws part of the upfront amount at completion of the sale, once the mortgage is in place, which lowers the cash needed to secure the unit. GST on every instalment is paid in cash.
The purchase calculator shows the drawdown and the repayment at each loan-to-value, and the payment scheme page lists the stages.
| Regulatory LTV cap | None for commercial property; set by each bank |

| Company borrowers | Assessed on financial statements and track record |
